Nobody was holding the middle, so we did
There are two crowded categories in London property. Estate agents, who sell to the open market. And rent-to-rent companies, who are themselves the single buyer and lead on the rent figure. Borough does neither. It holds a network of professional operators and takes property to them, at any size.
We acquire property opportunities from owners, and then either place them with an operator from our network or provide a management solution ourselves.
What we are
Defined as much by what we are not
Not an agent
The property is not listed and does not wait on the open market. It goes to a named set of operators who have told us what they want.
Not a sourcer
We are not the buyer. We have no interest in the rent being low, because we are not the one paying it.
Not a short-let company
Where we manage an asset ourselves we do it as asset management, at any scale from a single unit to a building. It is not a holiday-let side business, and it is not the whole of what we do.
How we are paid
On the transaction, from both sides
When a placement completes, the operator pays us for the acquisition and the owner pays us for the introduction. Both fees are agreed in writing before anything is signed. If nothing completes, nothing is owed.
Where we run a property instead of placing it, we take an agreed share of the revenue it earns. That is recurring rather than transactional, and it means we are paid more when the property performs better.
Why it matters
We are not the one paying the rent
A rent-to-rent company makes more money the less it pays you. That is not a criticism of the model, it is simply how it works, and it is why an owner should read those offers carefully.
Borough is not the buyer. We have no interest in your rent being low, which is why we take the property to every matched operator rather than stopping at the first offer.

What we take on
There is no minimum and there is no ceiling
The method does not change with the size of the asset. We acquire the opportunity, take it to an operator who wants it, structure the deal and earn a fee on the transaction. Where the asset is better managed, we do that instead, ourselves or with a partner.
