You have an asset and, normally, one route to market
Whether that is a single apartment or an entire block, we introduce it to a network of operators actively acquiring at your size and in your area, and we bring you the offers. Where the asset is better managed than placed, we do that instead.
We acquire the opportunity from you and then either place it with an operator from our network or manage it ourselves. You are not asked to choose between them at the point of enquiry, because nobody knows enough about the property yet. We assess it, then tell you which route it suits and why.
ROUTE A
Placement with an operator
An operator takes the property on a fixed agreement. You keep ownership. You stop dealing with tenancies, voids and the monthly administration, and you know the figure in advance.
The property goes to every matched operator at once, not one at a time
Competing offers, because one offer is not a market
You see the terms before anything is signed
ROUTE B
We manage it
Where the asset is better run than placed, we manage it ourselves or alongside a management partner, and take an agreed share of what it earns. That applies to a single apartment and it applies to a building.
You keep the revenue upside rather than fixing it away
We are paid on performance, which aligns us with the asset
Management partners brought in where the asset class needs them
We will tell you when the answer is no. If the network has no appetite for your area at your size, that is the first thing you hear, not something you find out after six weeks of silence.
What happens
From enquiry to decision
01
One enquiry
You ask one question: what is this property actually worth to a professional operator. There is no route to select and no product menu to read.
02
We assess it
Area, size, condition, use class, and whether the network currently has appetite for it. This is where we tell you if the answer is no.
03
It goes to the network first
Matched operators are approached before the property reaches the open market. They have already told us what they are looking for.
04
Offers come back to you
We do not stop at one. Competitive tension between operators is what turns an indicative figure into a real one.
05
You decide the route
Either an operator takes it on a fixed agreement, or we manage it ourselves or with a management partner. Two routes to the same job, and we tell you which one the property is better suited to.
What it costs you
Nothing to find out
The assessment is free and carries no obligation. Where a placement completes, we are paid a fee by the operator for the acquisition and a fee by you for the introduction. Both are agreed in writing before anything is signed, and there is no fee if nothing completes.
Where we run the property for you instead, we take an agreed share of the revenue it earns, set out before we start.
The property assessment
It is not a valuation
A valuation invites comparison with every agent in London. This asks the questions a professional would think to ask, and returns something no agent can return: what the operator network would actually do with it.
What we ask
Address and postcode
Asset type and size
Current status, let or vacant
Current income, if any
Condition and furnishing
Any restriction on lease, planning or use class
Timescale
What you get back
Whether the network currently has appetite for that area and size
An indicative range of what an operator agreement might look like
A named next step with a time attached
We respond within five minutes in working hours, same day otherwise. That is the promise the rest of this page depends on.
