Cycle and fee
Fastest to close and the smallest fee. This is the volume segment and it pays for the marketing.

What the owner is actually weighing up
The owner is choosing between a letting agent who will find them a tenant and take a percentage forever, and a fixed agreement with a professional operator. Nobody has shown them the second option properly.

What we do with it
- Establish area appetite before anything else. If no operator on the network is acquiring in that postcode at that size, we say so on the first call rather than taking the instruction.
- Take the property to every matched operator at once, not one at a time. Competitive tension is what makes the number a real number.
- Where no operator will take it on terms the owner should accept, we put management on the table as the option that keeps the upside with the owner.

These are the questions that separate a serious enquiry from a curious one, and no consumer lettings form asks them.
- Is it currently let, and on what basis
- Furnished, part-furnished or empty
- Any lease restriction on short lets or company lets
- How quickly the owner needs an answer
