We take how we handle your data seriously. Below is a plain-English explanation of what we collect, why, and what your rights are.


Who we are

Borough Collective is the trading name of PULAT LTD, a private limited company registered in England and Wales (Company No. 16428335) with its registered office at 3rd Floor, 86-90 Paul Street, London EC2A 4NE. We are the data controller for the personal information described below.

We are registered with the Information Commissioner's Office under TODO-ICO-REF.

What we collect

We collect information you give us directly, name, email, phone, address, postcode, property details, ID documents for AML checks where required, and information collected automatically when you use this website (IP address, device type, page views via cookies). For tenants we collect right-to-rent documentation as required by the Immigration Act 2014.

How we use it

If you are a property owner: to assess the property you told us about, to introduce it to operators on our network, to negotiate and record any agreement that follows, to process payments, and to meet our anti-money-laundering obligations.

If you are an operator: to hold the acquisition requirements you registered with us, and to contact you when a property matches them. We publish the shape of the network, never its membership, so your requirements are never shown publicly with your name against them.

With your consent, we may also send you occasional commentary on the market and the regulations that affect it. You can withdraw that consent at any time using the link in any message we send.

Lawful basis

Variously: contract (where we are arranging a tenancy or sale you're party to); legal obligation (AML, right-to-rent, tax); legitimate interest (responding to enquiries, fraud prevention); and consent (marketing emails, you can withdraw any time).

Sharing

We share with: payment providers (for rent and deposits), referencing agencies, deposit-protection schemes (TDS, DPS, MyDeposits), HMRC where required, regulators (HMLR, ICO), our solicitors and accountants, and approved contractors performing repairs you've authorised. We never sell your data.

Your rights

You have the right to access, rectify, erase, restrict or object to processing of your personal data, and the right to data portability. You can exercise these any time by emailing hello@pulatestates.co.uk. We will respond within one calendar month. You also have the right to complain to the ICO at ico.org.uk.

Cookies

We use a small number of essential cookies for the site to work, plus optional analytics cookies (Google Analytics) which are aggregated and contain no personal data. You can manage your preferences via the cookie banner or in your browser settings at any time.
