The Borough Collective is the trading name of PULAT LTD, a private limited company registered in England and Wales (Company No. 16428335) with its registered office at 3rd Floor, 86-90 Paul Street, London EC2A 4NE. We are the data controller for the personal information described below.

Our registration with the Information Commissioner's Office is in progress and the registration number will be published here once it is issued. That does not change any of your rights below, or our obligations under UK GDPR.

We collect information you give us directly, name, email, phone, address, postcode, property details, ID documents for AML checks where required, and information collected automatically when you use this website (IP address, device type, page views via cookies). When you send us a form we also keep how you heard about us and, if you arrived from an advert or a tagged link, the campaign it came from (and, only if you accepted advertising cookies, the ad click identifier). For tenants we collect right-to-rent documentation as required by the Immigration Act 2014.

If you are a property owner: to assess the property you told us about, to introduce it to operators on our network, to negotiate and record any agreement that follows, to process payments, and to meet our anti-money-laundering obligations.

If you are an operator: to hold the acquisition requirements you registered with us, and to contact you when a property matches them. We publish the shape of the network, never its membership, so your requirements are never shown publicly with your name against them.

Our forms save your answers as you go. If you stop part way through, we keep the details you have already given us, so we can follow up the enquiry you started. We only start saving once you have agreed to us contacting you.

If we manage your property for you: to list and run it, to deal with guests, cleaning and maintenance, and to send your monthly statements and payments.

With your consent, we may also send you occasional commentary on the market and the regulations that affect it. You can withdraw that consent at any time using the link in any message we send.

Variously: contract (where we are arranging a tenancy or sale you're party to); legal obligation (AML, right-to-rent, tax); legitimate interest (responding to enquiries, fraud prevention); and consent (marketing emails, you can withdraw any time).

We share with: payment providers (for rent and deposits), referencing agencies, deposit-protection schemes (TDS, DPS, MyDeposits), HMRC where required, regulators (HMLR, ICO), our solicitors and accountants, and approved contractors performing repairs you've authorised. Our service providers process data for us under contract: our website and database hosts (Vercel and Supabase) and our email provider (Resend). We never sell your data.

We advertise on Google, on Instagram and Facebook (Meta) and on LinkedIn. Only if you accept advertising cookies, those platforms' tags on this site record your visit so we can measure our adverts and show them to people likely to be interested, including people who have visited this site or engaged with our pages. For that targeting, we and each platform are joint controllers.

If you accepted advertising cookies and then send us an enquiry, we may tell the platform whose advert brought you here how far that enquiry went (for example, that it became a property we placed), matched using a scrambled (hashed) copy of your email address or the advert's click identifier. This lets the platforms show our adverts to people like the owners we work with, instead of people who only click. We never upload contact lists we did not collect ourselves, and anyone who objects is excluded from every audience. You can change your choice at any time with the Cookie settings link at the foot of every page.

We use the public Companies House register to find limited companies that own and let property in London. From it we hold only company information: the company's name, number, registered office, business type and the number of mortgages it has registered. We do not keep directors' personal details.

We may write to such a company at its registered office to introduce our service. Our legitimate interest is offering a relevant service to a business that owns property. Every letter says where we found the company's details and how to stop us writing. If you ask us to stop, we record that and will not write again. We do not use Land Registry ownership data or energy certificate addresses for marketing.

You have the right to access, rectify, erase, restrict or object to processing of your personal data, and the right to data portability. You can exercise these any time by emailing hello@theboroughcollective.co.uk. We will respond within one calendar month. You also have the right to complain to the ICO at ico.org.uk.

We use a small number of strictly necessary cookies and similar storage for the site to work, for example to remember your cookie choice and to keep a form you are filling in. Optional cookies are grouped by purpose and only load if you say yes: analytics (Google Analytics, to understand how visitors use the site) and advertising (Google Ads, Meta and LinkedIn tags, see Advertising and audiences above). We also measure page visits with Vercel Web Analytics, which uses no cookies and does not identify you. You can change your choice at any time with the Cookie settings link at the foot of every page, or in your browser settings.
